About DBJ Green Building Certification

DBJ Green Building Certification is a certification system that was established in 2011 as an initiative to support its customers’ environmentally and socially conscious management of their real estate. The sustainability of this real estate is evaluated in accordance with five environmental, social, and governance (ESG)-based perspectives. In addition to mainly being a tool encouraging environmental performance improvements for existing buildings, this system also serves as a tool for dialogue with a wide range of stakeholders that deal in real estate, not only technical experts in architecture and design. Certification operations in this system are conducted by Japan Real Estate Institute. At present, the system is being deployed mainly for four types of properties—office buildings, logistics, retail and residences.

This certification also has the customer benefit of functioning as an ESG investment index (a tool for setting key performance indicators). In addition, customers can use it in IR and CSR activities directed at investors and financial markets as an example of how they are proactively tackling ESG issues and adopting Sustainable Development Goals.

DBJ acts as a bridge between the real estate and financial markets. Verification is conducted on the correlation between certified properties and long-term economic value. Going forward, we aim to create a market where real estate that incorporates environmentally and socially conscious aspects is fairly valued.
